2017 was a heck of a year! With so much going on personally I was grateful to have a year of business Tahoe Truckee Homes could be proud of. While it was not our best year ever, it was a year of change, growth, firsts and strong sales. We updated the office which if you haven’t seen please stop by. Worked on a completely new user and mobile friendly website www.TahoeTruckeeHomes.com. Continue Reading
And the Trend Continues
Sales volume at minimum holds steady while some see dramatic increases. By far, Truckee wins the prize for dramatic increase. Sales volume jumped 61% compared to last year coming off a 25% year over year increase in October. Both Tahoe Donner and the Tahoe Basin sales were much more modest in growth at just 25% and 8% respectively. Squaw / Alpine held steady at exactly the same number of sales as Continue Reading
The Tahoe Basin (Real Estate) is on Fire!
I believe I have used this line before but not sure what else to call it. October sales in the basin were more than double the year before. Condo sales were up 50% while single-family home sales were over double going from 22 in October of 2016 to 50 this past month. Perhaps 2016 was a bit of a low anomaly at just 22 sales but even October 2015 was at 30 single-family home sales, which would still Continue Reading
3rd Quarter is Nearly an Identical Match
It is almost uncanny how similar the 3rd quarter of this year ended up being compared to last year. Total sales are separated by just 2, 473 in 2017 vs 475 in 2016. The similarities don’t stop there. Tahoe Basin sales were down just 3 compared to last year while Squaw / Alpine went up 3 compared to last year. Even the differences for Truckee and Tahoe Donner were single digit down 8 and up 6 Continue Reading
September Comes Through Strong for Most
With a solid 12% increase in sales volume over the same period last year the selling season is holding on well. It however did not come across all areas equally. Greater Truckee saw the biggest increase at nearly 60%. With that big of an increase in one market means there has to be a sizable decrease somewhere else. Tahoe Donner was that somewhere else. How about a 32% decrease. Of the 4 Continue Reading
August Finishes With Strong Sales Figures
August total sales showed a modest increase over last year of 13% or an increase from 156 to 177. The areas with the biggest gains were the Tahoe Basin and Tahoe Donner each showing a strong 25% and 20% increase respectively. Across the region the increase seems to be primarily focused around single-family homes. Condos saw a less than 5% increase from 39 to 41. A subtle change has been in the REO Continue Reading
Slim Pickings Make For Fewer Sales
July generally put up some meager sales figures. The market as a whole had 22% fewer sales from July 2016. The only thing that saved it from being a really difficult month was Tahoe Donner which nearly doubled in closed sales from a year ago. If we pull that out and use the Tahoe basin, greater Truckee and Squaw Alpine numbers only, the drop is 37%. Take it a step further and the greater Truckee Continue Reading
How Bad is the Local Housing Issue?
A recent article in the Sierra Sun caught our attention as it shares more about our area's current housing crisis. If you or someone you know is looking to rent out their home, please let us know. This could be the perfect opportunity for those contemplating renting out their home. "Truckee-Tahoe business owners tackle housing shortage by becoming landlords Every spring, Tahoe City Kayak Continue Reading
2nd Quarter is Mostly Good News
Considering where we started, the 2nd quarter with snow still flying, giant piles of snow everywhere and few homes for sale, nearly matching last years sales volume is great news (330 for 2016 and 320 for 2017). The region closed out the second quarter with solid numbers. The numbers are mixed as usual but with some big changes in some market places. The biggest swing came from Tahoe Donner with a Continue Reading
Sales Jump While Inventory Falls
One has a direct effect on the other. Making up for the slow start, June comes through with strong sales figures. Combined sales for the month was up nearly 20% from a year ago. Both the Tahoe Basin and Tahoe Donner saw increases of just over 50%. What does that look like in terms of real numbers, how about 26 to 40 for Tahoe and 25 to 38 for TD. It is going to be difficult to try to maintain Continue Reading
